Our goal is to provide opportunities for families and individuals to access safe, affordable, and appropriate housing that meets health, safety, and construction standards. Policy Summary

The Gitlax̱t’aamiks Village Government Housing Policy provides the operational guidelines for delivering and administering housing programs and services.

The Gitlax̱t’aamiks Village Government offers several specific programs to assist eligible citizens. Please note that typically, these programs are available on a one-time basis only.

  • New Housing Subsidy: A maximum grant of $47,000.00 is available for new housing, though the homeowner must secure additional financing to complete the construction.
  • Major Renovations & Mold Remediation: Funding up to $32,000.00 is available for units requiring major repairs or mold remediation.
  • Regular Renovations: A maximum of $15,000.00 is available for exterior building envelope repairs and other improvements.
  • Elders Renovation Program: A maximum of $15,000.00 to meet the needs of Gitlax̱t’aamiks Elders.
  • Roof Replacement: A program designed to replace deficient roofs with a maximum allowance of $12,000.00.
  • Other Grants:
    • Electrical Upgrade: Up to $7,000.00 to upgrade from 100 to 200 amp service (Program expired March 31, 2022, check attachment for updates).
    • Concrete Slab on Grade: Up to $6,000.00 for unfinished basements (Program expired March 31, 2022, check attachment for updates).
    • Minor & Emergency Renovations: Maximums of $5,000.00 each.
    • Slurry Program: Up to $5,000.00 for sealing crawl spaces.

Eligibility & Homeowner Responsibilities

  • Eligibility: Applicants for new housing must be registered members 19 years or older and have paid the required $2,000.00 down payment. Renovation applicants must hold the Land Entitlement Certificate and own the home.
  • Arrears: To qualify, homeowners must pay off all outstanding rental arrears, mortgages, or housing payments.
  • Insurance: Homeowners are required to obtain construction insurance for new builds and renovations. A basic blanket fire insurance coverage is available to protect against wildland fires.
  • Resale: There is a 15-year occupancy limit on new homes; if sold prior, the subsidy must be returned or deducted from the sale.

Application Process

  • Submission: Applicants must forward a Letter of Intent to the Housing/Capital Manager to receive a Housing Application Kit.
  • Deadlines: The deadline for housing applications is December 31st of each year to allow for budget preparation.
  • Appeals: A process is available for applicants to appeal housing decisions within ten (10) working days.
